Amid the stable growth of tourism and increasing interest in living in Azerbaijan, the real estate market continues to attract foreign attention. Many view renting or purchasing property as a convenient way to live, invest, or start a new chapter of life.
Baku remains the leader in foreign interest – especially its coastal areas and districts such as Baku White City, Khatai, Ganjlik, and Nerimanov. These locations are considered convenient and promising for both living and investment.
Rental properties are in demand among visitors from Europe, Russia, Arab countries, and other regions. Foreigners most often choose one – and two-bedroom apartments, fully furnished and with modern renovations. The main criteria are infrastructure, transportation accessibility, internet, and overall comfort.
Purchasing property by foreigners is also possible and becoming increasingly attractive. There are no general restrictions for foreign citizens on buying buildings and apartments*, making Azerbaijan an open market for international investors.
(Exception – direct purchase of land plots.)
Interest from international buyers remains strong, especially in projects targeting a foreign audience and in promising residential complexes. This makes the Azerbaijani housing market appealing not only for rental purposes but also for long-term property ownership with potential for value growth
