Modern residential buildings and real estate developments in Baku, Azerbaijan

Baku’s property market is rising. But that doesn’t mean every property in Baku is a good investment. That distinction is becoming increasingly important in 2026.

Property prices have continued to move upward, new residential developments are changing the city’s skyline, and demand remains strong in several parts of the capital. For foreign investors, this naturally raises an attractive question, is now still a good time to buy?

The short answer is yes, but only if you know what you’re buying.

Baku offers opportunities for investors looking for rental income, long-term capital growth or a foothold in Azerbaijan. At the same time, buying the wrong property at the wrong price can leave an investor with disappointing returns.

So rather than asking whether Baku real estate is a good investment, it is more useful to ask, which property, in which location, at what price and for what purpose? That is where the real investment decision begins.

The Market Keeps Moving

The latest figures from the Azerbaijan Chamber of Appraisers show that residential property prices continued to increase during 2026.

In August, the median price for new-build apartments in Baku reached 2,772 AZN per square metre, around 5% above the December 2025 base. Older apartments reached a median of 2,625 AZN per square metre, an increase of 4.2% over the same period.

But these figures should not be treated as a single price for the whole city.

Baku’s property market varies significantly between districts. In August, median prices were around 3,150 AZN/m² in Sabail, 3,080 AZN/m² in Narimanov and 3,020 AZN/m² in Nasimi. In areas such as Absheron and Qaradag, the median was below 1,900 AZN/m².

For an investor, that difference matters. A cheaper apartment is not automatically a better investment. Equally, paying more for a property does not necessarily mean you are overpaying.

The question is what the property can realistically deliver.

Rental Income Needs a Closer Look

Rental income remains one of the biggest attractions for property investors in Baku. In August 2026, the median rent for new-build apartments was around 10.7 AZN per square metre, with some central districts recording higher rental levels.

However, the advertised monthly rent is only one part of the calculation. Vacancy periods, maintenance, furnishing, service charges and other ownership costs can all reduce the actual return. An apartment that looks profitable when you compare its purchase price with the expected rent may look very different once the full costs are included.

This is particularly important for foreign investors who may not be familiar with the local market.

Location Can Make or Break the Investment

Baku is not one property market. A centrally located apartment close to offices, restaurants, transport and other amenities can attract a very different tenant profile from a property in a developing area.

At the same time, emerging neighbourhoods can sometimes offer lower entry prices and potential for future growth. The challenge is knowing which areas have genuine demand and which are simply being marketed as the next big thing. The cheapest property is rarely the most important opportunity. The right property is.

New-build or older property?

There is no universal answer. New developments can offer modern layouts, facilities and amenities that appeal to tenants and buyers. According to the AQP, new-build apartments were selling faster than older properties in August 2026, with reported selling periods of around 11–15 days compared with 16–23 days for older apartments.

Older properties can still make sense, particularly when the purchase price leaves room for renovation or improvement. Before choosing between the two, investors should look at the complete numbers:

Purchase price + renovation + furnishing + ongoing costs + realistic rental income + potential resale value.

That gives you a much clearer picture than the asking price alone.

Think About the Exit Before You Enter

One of the simplest rules in property investment is often overlooked, think about who will buy your property from you before you buy it. If you eventually need to sell, there needs to be a market for the property.

Is the location desirable? Is the building well maintained? Is the property suitable for local buyers, expatriates or investors? Are similar properties actually selling? These questions matter because capital appreciation should never simply be assumed.

So, is Baku real estate still worth considering?

Yes, but 2026 is not a market for careless buying.

Baku continues to offer opportunities, but investors need to be selective and realistic about returns. The strongest investment may not be the most expensive apartment, the newest development or the property with the most impressive marketing.

It may simply be the one where the numbers make sense. Before investing, look at the location, purchase price, rental demand, ownership costs, potential resale value and your own investment timeframe. For foreign investors, local knowledge can make this process much easier.

Baku still has opportunities. The challenge is finding the right one.
